it isn't too rare right here where we are (we're at about 1400') because as soon as the rains start back in October or November we get greening of the grasses...and only rarely get any snow at all These couple of inches was the sum total of our snowfall this winter (although it did fall much heavier further up the mountains!)
the one mile road down from the more "main" road is gravel...as it passes through others property they are supposed to maintain it and for the most part do an ok job. We have one neighbor who does most of the work though as he has the tools (a smallish grader that he pulls behind his tractor). There are only about 15 homes on the mile road (with two short offshoot roads); we're at the end. The "main" road is part of a home owner's road association and we pay a couple hundred bucks a year through the property taxes for maintenance of the paved roads so maybe there's some funds used through there...we wish we had the road paved all the way down to us but I don't ever see that happening...waaaay too expensive! Where the gravel ends is our paved driveway and then the dirt road across our property to the cattle ranch...the Rancher is the only one we allow to drive on that part...
